Today, May 1, is the day Collin CAD posts the 2009 preliminary values online ( www.collincad.org ).

My home DROPPED in value by over $7k - nice reduction in taxes coming! Just curious if I'm the lucky one or if others have seen a similar reduction.

Also - I wonder if the City and other entities saw this one coming...is a tax rate increase on the horizon? Hmmmm...

Our home dropped about $6300 - the escrow refund will probably be offset by the rise in our homeowners insurance though!

Mine went up 4k. Funny how they come up with figures out of the thin air. Two of my neighbors went up 15 to 16k and three others went up 3 to 5k. No logic on the ones that went up 15k+.

Appeal your figures if you don't like them.

Very strange how they determine the amount. Ours went down around 2% but my neighbor saw a 7.25% drop....and they put a new patio and cover on their home last year!

Trust me, no rhyme or reason sometimes. They throw out figures and hope most of you won't protest.

They were clever on mine. I'm not going to waste time arguing over 4 to 5k in assessed value. However, I hope my neighbors who were tagged 15 to 16k higher go in and protest.

Hmmm . . . Mine went down just over $8K. That is a surprise for a change. Usually it increases by that much.

WooHoo! Ours dropped over 14,000. I always felt their appraisal was too high and now it is closer to where it should be.

Has nothing to do with value. Appraisals are different from Tax assessments.

You are right. I meant assessment, but they still made us use comps to show that the value they assessed was not the true market value. Fact is that one cannot know the true value until sold. Thanks for helping me clarify what I was in my head.

Perhaps a better metric would be the percentage of decline - my house actually decreased in assessed "value" by 5.5%, which is a fairly significant amount if applied across the county as the drop in the total tax roll (I understand that's a pretty big stretch based on one appraisal, but it's just a point of reference).

If the appraisal district is hitting the property values this hard, then the tax revenues that cities, counties, and school districts are expecting to recieve will be significantly less than what was modeled for this year (I bet, but that's only an assumption). I would assume that flat values were probably assumed at the very least.

As I mentioned at first, if there's a drop in tax revenues I wonder what comes next - a drop in services and budgets or a tax hike?

I was mistaken on my earlier post...I was looking at 2008 values. OK, so mine went down this year, but ONLY $219. Woo.
