We received the notice that we have to refile for homestead exemption. Does anyone know if the percentage of home ownership is based on how much you have left on your mortgage against the value of the house? I can't find anything that defines what this means on the collincad.org page. We've only ever filed when we bought the house initially and owed the full mortgage amount. Any assistance would be much appreciated.

Did your notice come from CCAD or from some 3rd party?

I put 100% because I think they are just making sure only you own the house (or making payments) not some kind of joint venture thing with someone else.
This is the first time I have ever received a "re-file for homestead exemption" also and I have been in this house for over 20 years.
I don't suffer from insanity. I enjoy every minute of it!

We received this as well and also put 100%. I think they want to make sure only one person is claiming a homestead on the property.

I've been in my house for 25 years and received request to re-file. Of course, I own my home--no mortgage.

Maybe they don't believe some of us would live in one place for as long as we have. I wanted to say--Look at your records to see who has been paying the exorbitant property taxes.

Hmm... The letter we received said that if nothing had changed, no action was necessary on our part. I wonder if we read it wrong.

I received the re-file notice (printed on gold color paper). It specifically stated in the body text and at the bottom to return the application within 30 days or the exemption would be removed effective for the 2012 tax year.

I did put 100% ownership.

I concur Don. The letter I received said the homestead exemption would be removed if I did not re-apply within 30 days too. The instructions also state you must now include a photocopy of both your drivers license and car registration both with addresses matching the address of the property you are filing an exemption for. I believe they are trying to verify that you are actually living in the home to qualify for the exemption and not renting it out for example.

Ok good. Glad we were not the only ones. I was starting to think maybe we should reapply just in case!

It's a new law that went into effect 9/1/2011.

Interesting. The article says:

  • Quote:
The new requirement does not apply to homeowners who already have homestead exemptions. It affects only new applications for exemptions sent to appraisal districts.

So why is CCAD asking people with existing exemptions to reapply (per the original post)?

Because of this thread, I called CCAD to make sure I hadn't missed something in the mail. They said they are asking some homeowners (only the ones who get the notice) whose homestead exemption is 10 or more years old to refile for the homestead exemption. I did not specifically ask WHY it is being done though. The lady was very nice and checked for me anyhow (even though I knew my exemption was originally filed less than 10 yrs. ago).

I called them today since we had to do the same thing and I had the same question. You put 100% to answer that question. Be sure to attach the copies of your drivers licenses and vehicle registration.

I got that, too. It said no action was needed. I think it was even on a postcard.
