La Quinta is always busy since I drive through their parking lot everyday. Homewood Suites seems to do well and I'm sure AEC keeps Marriott Courtyard busy enough.
Maybe they are expecting large numbers of out of town business people when this is built over by Dickey's

Here is the story with Hibachi Rock
That whole shopping strip might be closing down as the building owners went bankrupt. A couple of weeks ago a police officer notified all tenants that they had 24 hours to vacate the property before locks were going to put on all the doors. A temporary solution was worked out so none of the tenants had to vacate, but not suprising that Hibachi rock closed its doors. Other businesses might be doing the same here shortly.

I also know through an acquaintance who did work for them from time to time that the restaurant itself had not been doing well for quite some time and that they were in pretty deep financial trouble.
They were so very popular at one time. I remember visits to their location on the west side... that place would be packed.
Regretfully, we stopped going years ago... the service was slipping, food quality was just "ok" - but my biggest gripe would be how hot and humid it would be in there in the middle of summer... as if they wouldn't turn the a/c down properly to save a buck. No bueno. After 3 back to back unpleasant visits - we were done.

We ate at Matt's once and it was just ok. As far as location being bad? I-hop stays busy right there, along with On the Border and Chipotle, so I have a hard time blaming location as the issue. I would think any business that is along side a major freeway is prime location

Matt's Rancho Martinez closed
The last time we went, everything got messed up. First they brought us someone else's order. Then we had to wait another 20 minutes. We had to flag down another waiter during our wait because our drinks were empty. Finally got our order, after we had been there a good 40 minutes, and the manager came over and said, "I know you folks are regulars. I've seen you many times before. Sorry for all the trouble. Tonight's on me."
A different waiter brought us our ticket and everything had been comped. Our first waiter came back and opened up the little black book that had our ticket and said, "Oh, there's been a mistake." and left with our ticket. The manager brought a new ticket out and said, "I'm sorry for the misunderstanding. I just meant I was going to comp your drinks." The new ticket had our meals back on it. End of Matts for us.

Does Bennigan's, Trinity Hall, Edwin Watts and Double Dave's Pizza sound familiar?

Bennigans didnt even have a sign by the road, if you werent looking for it, you would easily pass it up, plus nobody wanted to go there because they pretty much new it would go under, like all the others did. A golf store? lol...Im just saying there are MORE places that stay open in the same locations then the ones that close. I can promise you if they would have put a cracker barrel in that exact spot, it would not hurt their business.

The right business will succeed there. None of the locations you mention were good at all, so no surprise. If La Finca would just move over there.....

that was a sad day last Wednesday, but they hope that new investors will allow them to reopen soon, mean while Studio J Salon and Spice Thai Café will remain open to do business.

Jet from Hibachi Rock has Tiger Asian Bowl now. If you haven't ordered from them yet, you should! They deliver and are awesome! Jet will make the deliveries himself, if he doesn't have anyone in to do it. And they will customize whatever you want. They do three different kinds of fried rice (including the kind they served at Hibachi Rock) and have various sauces you can add. My kid's favorite "fast food" is their broccoli bowl (rice, broccoli and chicken), which is delicious!
